The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Walking distance to 2 pubs.

Cowslip Mead is nestled on the edge of the picturesque Norfolk Broads and in the heart of the Waveney Valley. Cowslip Mead is a self-contained annex set within a charming Georgian Farmhouse, surrounded by open countryside near to Beccles. Featuring a charming boutique-style bedroom/living room with log burner, adorned with old beams full of character.

Barsham Old Hall Cowshed

The Old Hall Cow Shed is located on an idyllic organic smallholding surrounded by woodland in the beautiful Broads National Park. It is ideal for a family break, for small groups of cyclists or walkers or for a quiet break for a couple. It is fully equipped but does NOT have a TV. There are games, books, music, fresh air and an amazing pub just 15 minutes walk across the marshes. The accommodation has solar PV, solar water heating, a wood burning stove and is insulated with sheep's wool.

Semi-detached one bedroom Cottage with views over the river. Situated 1 minutes walk to the Beccles open air heated public swimming pool and only 3 minutes walk to the vibrant town centre and river. Accommodation is on three levels with a large double bedroom, kitchen diner leading to the shower room and toilet, and lounge area containing a double sofa-bed. A conservatory off the lounge leads to a utility room with downstairs toilet and a south facing patio area. Off-road parking included.

You and your dog/s can enjoy a private enclosed meadow to sit and watch the wildlife fly over head. Dip your feet in the River Waveney situated alongside the dog friendly village pub, a mere 5 mins walk away or stroll along to the woods. Your young child/ren too can experience glamping, we can set up a chair bed with a mattress topper for a cosy stay. Den building in the meadow will be a delight as they embrace nature around them. “I think that I shall never see a poem lovely as a tree” inspired the creation of this magical treehouse. Hidden within woodland on our Waveney Valley farm and lovingly shaped around living trees, it is a deeply romantic hideaway designed for slow mornings and candlelit evenings. Glowing stained glass, bespoke woodcraft and storybook details create an intimate, enchanting escape — secluded, soulful and utterly unforgettable. Strictly no pets, but you’re very welcome to borrow ours.

Annex in the Woods on the Broads

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.

Our accommodation is self-contained; a living space with two sets of French doors giving views over fields stretching for miles including a wood burner, washing machine, dishwasher, fridge, oven and hob. A bedroom that sleeps two in a super king bed with French doors overlooking fields. A large bathroom with a large walk-in shower.
