The space comfortably sleeps 3, the pull out trundle bed can provide an additional full size single bed to fit a 4th person. However, this does compromise floor space and we feel this option would only suit a family with young children. Located close to the Ashdown Forest with plenty of country walks. We are a 15 minute drive from Royal Tunbridge Wells and an hour from London and the East Sussex coast. A lovely renovated old apple store in Kent. Featuring a pretty double bedroom and mezzanine floor with futon. Guests have their own garden to enjoy in the summer or a wood burner inside to cosy up to in winter. Situated in the countryside, a short drive to Tunbridge Wells. There are a huge range of activities and sights nearby including the lovely Penshurst Place. There are also so many fantastic places to eat and drink giving guests a lot of options to keep busy.

Perfectly presented picture postcard cottage, on the edge of the Ashdown Forest, the inspiration for the Winnie-The-Pooh books and 3 minutes drive to the historic village of Hartfield for the village store, Pooh Corner tea rooms, pubs and farm shop. This is a great location to explore the Kent & Sussex countryside. The spa town of Royal Tunbridge Wells is a 20 minute drive and only 45 minutes to the South Coast. We are family friendly.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
