A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from the bedroom. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

Our Grade ll Barn is in a quiet countryside spot within driving distance of Eastbourne, Tunbridge Wells, Brighton and Hastings. This unique place has a style all of its own. A spacious home for a romantic getaway or a weekend adventure exploring the local beaches, walks & golf clubs The Barn is equipped with a hot tub, outdoor cinema screen, Ooni pizza oven, firepit/BBQ. We have a driveway which has space for two cars directly outside. *Please note our place is NOT suitable for children.

Countryside location with hot tub and sauna

We are offering our pool house which consists of sauna, hot tub, kitchen, double shower room, bedroom/living room with separate wc. Beautiful countryside views. This building is located in our garden which is an acre in total. From the garden you have the added bonus of seeing Llamas and wild deer in the adjoining field. We are situated close to the cuckoo line and there are beautiful walks nearby. We do allow dogs but we do ask that they are added to your reservation as we make a charge.

This unique and tranquil getaway is embedded in rolling Sussex countryside yet has very easy access for exploring. Countryside for walkers, country lanes for cyclists, plus the owner’s horses, chickens and sheep add to its charm. Separately self-contained, the apartment style is spacious, light, and open plan, set up for two people’s comfort with comfortable seating, dining and kitchen and just outside a set for alfresco drinks. The village pub is a stroll away, and the beach is 5 miles.

The Cart Lodge a cosy rural hideaway

Situated in a secluded part of our 16th century farm, this detached, south facing cart barn has been converted to a very high standard. In an ideal location overlooking a large duck pond and with distant views to the South Downs. It is a great base for walking the Wealdway or cycling the Cuckoo Trail. Places to explore include Lewes and Eastbourne, 9 miles. Glyndebourne 6 miles. An excellent pub and restaurant is within a ten minute walk along country footpaths. The village shop 2 miles.

Nestled in the rural lanes of East Sussex, under the boughs of an ancient oak tree, sits the Old Coach House, recently refurbished to a high standard. The cottage, which has its own secluded garden, is a short stroll to the shops and pubs of Herstmonceux and nearby walks in the High Weald AONB. Nearby towns include Hastings, Lewes and Eastbourne, with cultural highlights such as Charleston, Glyndebourne, Firle House and some spectacular gardens. Perfect for a family or group of friends.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The Potting Shed-perfect for family and friends

The Potting Shed is a fabulous space to spend time with family and friends. With easily access to footpaths local beaches and historic sites such as Battle Abbey, Herstmoneux Castle , Hasting Old Town, Bodium Castle etc.The Potting Shed has its own self contained garden (fenced) so well-behaved dogs are more than welcome. All the pubs and resturants locally to us allow dogs . No stag or hendos - sorry! we can sleep 4 x adults but also 2 x children on pull out beds

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
