Welcome to our beautiful retreat in the heart of Rural Sussex. This lovely self contained and fully equipped annexe is part of an 18th century barn conversion. Tucked away at the end of a private lane in the hamlet of Small Dole with uninterrupted views across the South Downs National Park, it's a perfect base for exploring the area. We're 30 minutes from Gatwick (parking and transport can be arranged) and Brighton, historic Arundel and glorious Goodwood are all within easy driving distance.

Perfect, pet friendly, peaceful place - ‘Little Lands’ is a spacious quiet & cosy self-contained Annexe [kitchen, living room, bedroom & ensuite bathroom] with own entrance, deck area & seating, dining, access to the garden. Long / short stays welcome. Situated within 14 acres of Surrey Hills woodland & wildlife; the house has stables, paddocks, woodland & pond. On the West Sussex Border Path it's easy to relax and enjoy walking, riding & cycling on the doorstep of ‘South Downs National Park’.

Large guest house

The spacious annex has a separate guest entrance and off-street parking. Guests can use the private patio and there are facilities for breakfast of toast & cereal (included). Located down a private drive in the heart of Liphook within walking distance of many local amenities (3 pubs, supermarket, cinema, take aways). The train station is only a 7 minute walk away and a 2 minute walk from a bus stop. We are on the edge of the South Downs National Park with some stunning walks from the house.

Whether seeking peaceful relaxation or a quiet space to concentrate on your work, our well equipped cabin provides a retreat from urban life. Located on the edge of our village, which boasts two excellent pubs and an award winning village store, we are tucked away from passers by and traffic. The covered porch is perfect for al fresco breakfasts as the sun comes up, or rain patters down! Birds and wildlife abound. Village amenities are accessed via a private gateway onto a public footpath.

Dragonfly Lodge Ifold a self-catering apartment tucked away in beautifully quiet West Sussex countryside. This spacious self-contained ground floor flat, previously a large double garage, is a naturally light, modern space nestled in front of stunning woodland in our 7 acre garden and Alpaca field. With a river, canal, rolling fields, woods and a meca of footpaths on your doorstep, this is the perfect launchpad to explore the countryside by foot, bike or horse. It's dog walkers heaven.

The Little Annex

The best things come in small packages.....our cosy annex is part of our home, but is completely private and self-contained with its own entrance. "The Little Annex" is completely self-contained with private access, a kitchenette, work space, double (4' 6") bed, en-suite shower room (with modern digital shower), fast wifi, and driveway parking. Easy access to local amenities including Horsham and Littlehaven stations, and local bus routes. We look forward to welcoming you.

South Downs Way Loft ( Tinpots)

The South Downs Loft We’re situated in the South Downs National Park on the South Downs Way half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is bright & comfortable. Ideally for 2 adults, but a 3rd adult/child can be catered for. There is a king bed, kitchenette, shower room, a couple of comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

Modern self contained 2 bedroom annex set at the foot of the South Downs, in a countryside location. Perfect for walkers, wedding guests and business professionals alike, situated along the South Downs Way walk, 30 minutes drive from Gatwick, Chichester (Goodwood) and Brighton. Apartment layout is all on the ground floor, so easy access and no stairs to climb. Having a car is highly recommended due to our rural village location. Private parking available on drive.

Bright and spacious ground floor double bedroom, beautifully decorated with en-suite shower room & private access leading onto the patio & secluded shared family garden. Part of a converted Victorian School which is now a family home. Tea and coffee making facilities provided, kettle, toaster and fridge. The house is a 5 minute walk into Billingshurst, a pretty village at the heart of beautiful West Sussex, with great pubs, cafes, supermarket and shops.

The Annex

The Annex is attached to our home and has its own private entrance and shared back garden. There is a separate shower and toilet. The kitchenette has a fridge ,2 plate induction hob and a combination microwave . It is situated with in a mile from Horsham main train station. Gatwick airport is 20 min train ride .London Victoria is 1 hour 10 by train. Horsham is a picturesque town with lots to do. It has a farmers market, plenty of shops and restaurants.

One Bed Country Hideaway in AONB

Because of the Coronavirus outbreak, in addition to our normal high standard of CLEANING, we DISINFECT the Annex after every stay. We also provide cleaning supplies for guests use. Lovely self contained 1 bedroomed annex with own entrance and small outside space with table and chair. Welcome pack. Semi-rural location in AONB within easy access to public transport restaurants and towns by car. Not suitable for on road cycling. A car is essential.

This is a very cosy self contained annex, consisting of a double bedroom with ensuite. There is a kettle, mini fridge, toaster and microwave, but no other cooking facilities. One towel per person is supplied. Fresh croissants and home made jam included and brought to your door in the mornings on certain days of the week. This does rather depend on what time I have to go out in the morning, but often we can agree on a time. Please do enquire.
